Villa booking terms

Booking terms in brief

A reservation is confirmed by paying a €350 booking deposit. The deposit is non-refundable upon cancellation, but is deducted from the total amount due.

Cancellation policy:

  • – More than 14 days before arrival: no additional charges
  • – Less than 14 days before arrival:
  • • off-season: 50% of the total booking amount charged
  • • peak season & event weekends: 100% of the total booking amount charged
  • – Less than 48 hours before arrival: always 100% of the total booking amount charged

1. Scope

These booking and cancellation terms apply to all Villa Joutsenranta accommodation reservations offered by VJ-Talo Oy (Business ID 3411760-2), unless otherwise agreed in writing with the customer.

2. Reservation and booking deposit

A reservation is confirmed by paying a €350 booking deposit. The deposit is deducted from the total booking amount. The deposit is non-refundable if the customer cancels the reservation.

3. Payments

The remaining balance must be paid by the due date before the start of the reservation, according to separately provided instructions. If payment is not received on time, we reserve the right to cancel the reservation.

4. Cancellation policy

Cancellations must be made in writing (e.g. by email).

If a reservation is cancelled:

  • More than 14 days before arrival: no additional charges (booking deposit is non-refundable)
  • Less than 14 days before arrival:
    • • off-season: 50% of the total booking amount is charged
    • • peak season & event weekends: 100% of the total booking amount is charged
  • Less than 48 hours before arrival: always 100% of the total booking amount is charged

5. Peak season and event periods

Peak season includes the summer period (e.g. Midsummer–August), New Year, school holidays, and dates coinciding with major local events. We reserve the right to define peak periods on a case-by-case basis.

6. Use of the property

The customer agrees to use the villa with care and to follow the provided instructions. The customer is responsible for any damage caused to the villa, its furnishings, or the property, and is required to fully compensate for any broken, lost, or damaged items as well as any other damages caused.

7. Cleaning and additional cleaning

The end-of-stay cleaning included in the reservation covers cleaning resulting from normal use. If the villa is left in an exceptionally poor condition or requires more cleaning than usual, we reserve the right to charge for additional cleaning at €75 per commenced hour.

8. Force majeure

VJ-Talo Oy is not liable for damages resulting from unforeseeable circumstances beyond its control (e.g. natural disasters, government orders).

9. Right to amend terms

We reserve the right to amend these booking terms. Amendments do not apply to reservations already confirmed.

10. Applicable law and disputes

These terms are governed by Finnish law. Any disputes shall primarily be resolved through negotiation.
